Many of these properties are underperforming due to outdated management practices. The adoption of a franchise business model presents a potential solution, offering professional management, operational standardization, and improved market competitiveness. This research explores how four key factors—financial, operational, market, and regulatory—impact the decision making process of property owners when considering franchising. Utilizing a quantitative approach, data were gathered through structured questionnaires and analyzed using descriptive statistics and multiple linear regression. The results indicate that financial and market factors, such as initial investment costs and market demand, significantly influence the adoption of franchise models. Operational and regulatory factors also play an important role, though to a lesser extent. The findings suggest that while the franchise model holds promise for enhancing the rental property market in Indonesia, property owners must carefully weigh the financial and operational commitments required. The study provides actionable insights for property owners, franchisors, and policymakers looking to foster a more competitive and dynamic rental property industry in Indonesia. text |
