This study aims to identify the characteristics and impacts of studentification on the livability and environmental quality of residential areas in the region. A descriptive approach with a sequential exploratory model was employed, combining qualitative analysis through weighted thematic analysis and quantitative analysis using the Weighted Sum Model (WSM). Qualitative data from in-depth interviews explored the perspectives of local residents, students, and other stakeholders, while quantitative data from surveis identified general patterns among respondents. The findings indicate that the livability of the area is categorized as "moderately livable," with a score of 66.67%. Student housing typologies include HMO, PBSA, and private housing, with the majority concentrated in the southern area. Significant challenges include inadequate ventilation, limited green spaces, noise, crime risks, and waste management issues. While studentification contributes to local economic growth, the dominance of external investors and rising land prices put pressure on the local community. In conclusion, collaborative planning is essential to create a more livable, inclusive, and sustainable environment. This study contributes to the development of integrated urban policies, focusing on environmental management, economic equity, and sustainable infrastructure development. text |
