الملخص:This research aims to analyze factors that influence of type 36 house demand in Surakarta City, Central Java Province in 2005 until 2011. It used secondary data collected from 35 units of sample obsevation. The variables were 36-type housing priece, distance to CBD, district density and GDP percapita. The instruments of analysis were data pane regression using OLS approach and fixed effect. The Chow test and Haussman test results show that fixed effect method gives the best result of regression among the two approaches done. The variabel of house price has a negative and significant correlation with the demand housing in Surakarta City with a growth level of -9,160 unit. The distance to CBD has a negative and significant correlation with the demand housing in Surakarta City with a growth level of -7,8179 unit. The district density has negative but insignificant correlation with the demand housing and GDP percapita has a positive but insignificant correlation with the demand housing in Surakarta City. Than dummy selling variabel show house transaction between 100 percent sold and unsold 100 percent. The research results give a picture that the demand of simple housing in Surakarta City, Central Java Province is influenced by 36-type housing priece, distance to CBD and right of sell.
