Summary:Purpose of this research titled "Juridical Analysis of The Making of Contract of Sale of Land Rights Deed When The Sale is Conducted in incompleted Payment Condition before PPAT in Sleman DIY" is to determine the reasons that led to the creation the Deed of Contract of Sale of land rights which is done in an uncompleted payment before PPAT in Sleman Yogyakarta and legal consequences in the making of Contract of Sale of land right Agreement that is done in incompleted payment by PPAT Sleman DIY to the client. This research is a normative research that is supported with empirical research. Although this research is normative research, but, to support secondary data functioning to confirm facts associated with research objectives, a field research was needed to obtain primary data, then the collected data are analyzed by qualitative method and data results are then presented descriptively. The result of this research indicates that many PPAT neglect the procedure in making a contract of sale of the land rights which is not in accordance with existing regulations, this is due to several factors, including lack of professionalism, feeling embarrassed at the party as well as the high factors of unhealthy competition among fellow PPAT in the making of Contract of sale of the land right which then will lead to legal consequences which PPAT deed may be declared as null and void due to non-fulfillment of objective requirements contained in Section 1320 KUH.Perdata or the full strength of proof in PPAT deed can be degraded to an under hand deed due to a lawsuit from a third party that may use it for its interests so that PPAT can also dishonorably discharged from his position .
