Ahmad Jamli, MA. ETD This research was conducted with the aim of analyzing the attributes which became the main preferences of prospective buyers in buying a home type 45. Attributes used in this study include the location, security, payment, facilities, design, placement, and price. While the demographic categories used are gender, occupation, and income. The data used is primary data obtained from the questionnaire that prospective home buyers are MEP student concentration MAPP force 49. Data collected by purposive sampling technique. Respondents were chosen because it has the following criteria: the respondent has received particular microeconomics of consumer behavior, the respondents have gained knowledge about the particular property valuation asset management, valuation elements, and property valuation, and the respondent has worked both full time and part time so have a regular income per month. The analytical tool used was conjoint analysis, part worth test, and logit analysis. Based on the results of conjoint analysis, attributes that most influence prospective buyers desire to buy a home is the location and the type 45 does not affect the most is the design. The results of the analysis of the test part is worth saying that the combination of attributes that are most favored by potential home buyers are the type 45 type 45 is located near the workplace, guarded security, credit payments, there are places of worship facilities, luxury design, located in front of the block, and with Rp350.000.000 price . In logit analysis, found that the attributes of the location is the most important factor affecting a person's desire to buy a house type 45 according to conjoint analysis but prospective buyers desire to buy a house type 45 is not determined by the character of the individual (gender or income, or employment). In addition to the significant effect of variables that actually work and income is variable. Variable effect on job attributes selected facility prospective buyers while variable income affect prices of attributes that will be paid by the prospective home buyer types 45.
