The city formed from the spaces that build it, so it happened in Kendari Old Town. Kendari Old Town is the forerunner of the current is located in an area directly adjacent to the water and also includes a hilly area. Space formed by physical enclosure, either by physical elements of the natural and artificial physical elements then called geometric space, and the space formed by the nonphysical enclosure called functional space. In this case the geometric and functional spaces are spaces that can explain the architecture of the city. In an area of the city, geometric space and functional space can�t be separated, and in a particular situation allows these spaces occur in the same area. To be able to know and explain about the architecture of Kendari Old Town need to do research with the aim of formulating graphically and descriptively about city spaces that build the architecture of the city, both physical and non-physical and configuration of unplanned spaces in urban areas. Characteristics of a geometric space and functional space obtained from the observations on the characteristics of the various components of the physical and non-physical components based on quantitative and graphical analysis of the location and dimensions of the components. Stages of the study consisted of data collection phase and stage of data analysis is based on the characteristics of the various components which are then presented in thematic maps, and interpretation based on the weight of the characteristics of each component. Kendari old town area has a geographical condition which is mostly hilly land and sloping land that is directly adjacent to the waters of Kendari bay. Residential spaces scattered throughout the region have a tendency to be in hilly areas and then produces a weak geometric space. Commercial spaces tend to be in areas of ramps and concentrated at one point, resulting in a geometric space is very strong, both from building elements, complementary elements or trees. Spaces and public facilities are scattered close to residential space and commercial space, and has a tendency to be close to the crossroads. Keywords: Kendari Old Town, Space, Geometric, Functional
