ETD Assessment of vacant land owned by H. Muh . Nur Wahid in the district Kolaka using Land Development Analysis done by the market approach method as a means of control and income approach (Discounted Cash Flow) to obtain indication to provide an assessment of each meter of land, covering the physical aspects and the location of the land as well as aspects rules and regulations using the highest and best use analysis . Subsequent analysis is the analysis of demand and supply (market analysis), which describes economic conditions of Kolaka district, financial analysis illustrates the feasibility of an investment. This study is a qualitative and quantitative research conducted in Kolaka using primary data and secondary data. Data include revenues , expenses and capital expenditures buildings and other proposed as an alternative to the use , obtained by structured interview form and Survey . As for the secondary data obtained from government Kolaka the Central Bureau of Statistics and the Department of Public Works. Optimization of vacant land using the income approach (Discounted Cash Flow) to obtain the Net Present Value (NPV) , by performing two simulations of the property to be built . The first simulation of the construction of houses homes and their offices (mixed -use), the second is a simulation of the construction of a home office. Both of simulation results obtained from the two highest NPV, that the property has the potential to be built is the construction of a home office (shop), based on the highest and best use analysis, market analysis and financial.
