Suburban area is an area that is usually developed with residential and commercial dominance. Suburban area becomes a choice of a place to stay for people who come from outside the region due to various factors. The number of people living on the outskirts of the city led to the development of the region. The majorities of the building that existed is caused by the suburban development as a result of land use convertion, This study was conducted to determine the development process in land use convertion and development factor that contain the new trend of commercial activity every period of 4 years with exploratory qualitative inductive method. The data source of this research is based on observations, information from various documents, testimony from informants, and other datas. Based on this study, it founded that the National Development University \"Veteran\" Yogyakarta, Islamic University of Indonesia, and STMIK AMIKOM has caused Nusa Indah street developed. Nusa Indah street developments already saturated and began spilling into Cempaka Street in Condongcatur District. It caused many students to live in the area of Cempaka street and the number of students has causing many commercial activities to support their activities at Cempaka street. The main reason people keep living in this area are based on convenience, completeness of facilities, and security.
