Summary: | This research is available land research by using Land development
Analysis menthod to determine the land grade and simulation of area development
through revenue estimates using DCF. The aims of this research are to specify the
alternative of highest use and the best on the available land belong to the district
of Nort Bolaang Mongondow. So that, it can increase the income and to
determine well-earned premised on available land worth in order to correct the
assumption of agency audit (BPK). The research was condacted in Pimpi,
subdistrict of Bintauna. In the available land 9,1 hectare wide. Belong to the
district of Nort Bolaang Mongondow. In this research, the data was used is
primary data. That was obtained from interview and direct investigation. The
secondary data, that was gathered from several civil servant of the district of
Bolmut were associated.
The findings of Land Development Analysis and testing Highest and
Best Use as higher use and the optimum which is developed on the land are the
convention hall and sport center by having the potencial of income through
analysing DCF during 15 years for investment, amount Rp198.689.817.251 Whic
becoming worth of the land by way of the properly was developed. The
conclusion of this research whether the land is fully utilized, the income will be
gathered for investment during 15 years amount So that, the local government
need to goal the land in order to obtain the new income for the shake of increasing
local revenue. |
