Summary:A home is not only a place to live or a shelter but it can also be an investment product for individuals due to constantly increasing prices. Due to significant appreciation of housing price every year, many researchers have discussed about the factors that affecting the house price. The significant increase in housing price also occurred in Malaysia without knowing its underlying reasons. Structural and locational features are often associated with the changes in house price. Nonetheless, from previous studies, it is found that structural and locational attributes give different effects towards house price depending on the geographical area and customers demand. Therefore, the main factors that influence the house price remains unclear. This study was conducted for the purpose of identifying the factors that affect the price of residential property and to study the effect of structural and locational factors on the price of residential property. A total of 43,450 transaction data for the Johor Bahru area were analysed using Multiple Regression Analysis method. About 15 structural factors and 4 locational factors have been identified to affect the price of residential property in Johor Bahru. This study is very important as a guide to developers and buyers in making decisions related to development planning and investment. Apart from that, this study is also important as a reference for local authorities, government agencies and valuation companies in determining the value of adjustments for the valuation work.
