Summary:Gated and guarded community is a new scheme of housing and becoming popular due to the high demand from the buyers. This scheme becoming popular because of the concept focused on the security aspect. The gated and guarded community housing scheme is equipped with security guards and electronic devices to provide a safe environment for the community. The application of the gated and guarded community concept was adapted from the condominium development features. The existence of gated and guarded community concept in Malaysia adds to the uniqueness of the housing development to become more dynamic, safe and protected. The objective of this study is to identify the factors contributing to the development of gated communities in housing development. This research was carried out to identify the condominium housing concept characteristics which has been applied in the horizontal gated and guarded scheme. This concept is not having specific law or regulations pertaining to the development and implementation. Lembanga Perumahan dan Hartanah Selangor producing a new guideline for gated communities’ scheme development which is applicable in Selangor state only. This study are going to compare the high rise and horizontal development in gated and guarded community scheme involving the developer at Kondominium Indah Samudra and Perdana Terraces as the case study. The comparisons are including maintenances, financing management, security, ownership, infrastructure and amenities; and physical development. The findings from the survey at Kondominium Indah Samudra and Perdana Terraces showed that those who stay within gated and guarded communities are working in the private sectors and earning good income. The main factor for choosing gated and guarded communities is for security reason. In addition, the privacy, infrastructure management aspect and the convenient surrounding attached to the gated and guarded communities are also their main concerns. Although, they have to pay high maintenance fee for all the services, facilities and amenities offered within the scheme, they are very satisfied with the services. Based on the findings, the author also made some suggestions to address the issues obtained in the study. This study also proposed an integrated development of gated and guarded communities to be implemented. Hopefully this approach will bring benefits especially to local authority and the others government departments in achieving a better quality of life in the future.
