Summary: | Maintenance management in building air conditioning system play an important role to provide the comfort and improve the productivity towards building occupants. However, there are many more issues that occurred in the management of maintenance at present such as failure and damage to the air conditioning systems, poor indoor air quality and high energy consumption cost. Therefore objectives of this study were to identify the critical ineffectiveness factors and to develop the implementation model of handling the ineffectiveness factors of the maintenance management of air conditioning system. The scope of this study was narrowed to the buildings that use Chiller system units only. Meanwhile, the research methodology used was by obtaining the expert opinions. A total of 7 experts were consulted for their opinions pertaining to the critical ineffectiveness factors in the in the maintenance management of the building air conditioning systems. The expert opinions were obtained and analyzed using Interpretive Structural Modeling (ISM) teclmique. Based on the results, from the expert opinions, there are three (3) critical ineffectiveness factors that were identified namely the management of data and information, quality and quantity of maintenance management team as well as monitoring and inspection of maintenance. In addition, results from the formation stage of the ISM model through the iteration process, there were two (2) factors that need to be emphasized and required appropriate action from the maintenance management such as the data and information as well as the quality and quantity maintenance management team. Once both factors has been tackled then only it will easier to handle other ineffectiveness factors. With the identified critical ineffectiveness factors and the development of implementation model of handling the ineffectiveness factors, the maintenance management team will be able to make improvements and handling the problems of ineffectiveness in the maintenance management of building air-conditioning system systematically. |
