Summary:This paper examines the determinants of capital structure of real estate firms that are listed in the Philippine Stock Exchange and also under the property sector. It is conducted using a simple multiple linear regression of the variables derived from the financial statement data for 13 listed companies from the years 2008 to 2011. The results from this study identifies that the Philippines follows the Pecking order theory in making financial decisions. The results also show that liquidity, firm size, revenue growth and tangibility are significant factors in the property sector, while profitability is insignificant.
