This strategic management paper aims to provide the company Filinvest Land, Inc. a proposed strategy to maintain its dominant presence in the real estate industry and improve its current standing to No. 1 position as the biggest and most financially successful player in the low-cost affordable and middle income residential subdivision segments. The first part of the paper will dwell on the real estate industry and present a profile of the current economic, political and business environment where Filinvest Land is currently participating as a major player -present political state, national and economic growths, industry cycles, current trends, and other cost indicators of doing business. Other economic and political factors were also studied and their growth patterns assessed to identify the various business opportunities available for Filinivest Land. *The growing Overseas Filipino Workers and its increasing purchasing power *The availability of more supportive and affordable financing assistance both for the developer and the end-user *The emergence of highly dynamic cities, provinces across the country that offer a more responsive local government support unit and provides cheaper cost of doing business. In a nutshell the high end residential segment continues to cool down compared to the fast growing demand being registered by the low-cost to affordable market segment, surprisingly boosted, on the contrary, by the political and financial gains brought about by the recent election. Combined with the up-rise of new expansion areas in Southern Luzon, Northern Luzon and other key cities emerging in the Visayas and Mindanao, this growing mass-based market segment appear to remain as the solid business opportunity for Filinivest land to tap in its endeavor to clain market dominance. The study also presents an analysis of Filinvest Land and the factors behind its current dominant status in its playing arena - its corporate thrusts, operating principles and current financial muscle. The study also went in-depth in its assessment of the company's strengths and weaknesses, together with various areas internal to the company that requires improvement for maximization of company assets and investments. Conversion of developed land holdings to performing inventories for disposal, maximize financing assistance windows for faster cash conversion of investments, improve research and development on both product design and construction methodology for new product offerings and cost-effective delivery of quality and value for money investments for its buyers.
