This study determines the economic and technical feasibility of developing a 7.26 hectare tract of land in Las Pinas, Rizal into a 160 unit housing project complete with all major community facilities. Studies were made in the following major areas: marketing, technical, financial and management. The marketing study centered on the determination of the size of the Greater Manila market for housing units, the income levels of the market and the amortization paying capacities of each income group, the value of the house and lot each income group could afford to acquire, house and lot prices in major housing projects in Greater Manila and other relevant factors. The technical study was devoted to the determination of the various technical activities and costs involved in a housing development project. The financial study centered on the preparation of projected cash flows, proforma income statements and balance sheet under two alternatives : one, wherein the landowner was the major equity holder of the development company and the other, wherein a developer was the major equity holder. Sensitivity analysis on the effect/s of either delayed completion of the project or delayed receipt of payments from the long-term financing institution was also included in the study. The management study presented the various management activities before the start of operations and during the development period. The study has shown that the proposed housing project was technically and economically feasible.
