More and more companies and engineering laboratories recognized the value and importance of not only safekeeping their operations and employees but as well as maintaining facilities and equipment to maximize productivity and investments. Facilities management (FM) has been considered as a discipline and various institutions abroad are now offering this curriculum. Here in the Philippines it is slowly gaining popularity and is now considered as one of the specialized job in the industry. The study is focused on the preliminary application of CMMS to mechanical engineering laboratory. Everyday facilities practitioners are faced with having to provide quick answers to complex maintenance problems. In maintenance operations, decisions must be made quickly and accurately. Applying CMMS to mechanical engineering laboratory can hasten delivering information to maintenance personnel and systematically organize all maintenance schedules. Aside form the benefits stated, it also provides easy analysis of work order status, simplifies management decision with availability of equipment maintenance history, status and condition, time saving maintenance activity with CMMS's centralized database and communication. The study was conducted to aid the technical and maintenance personnel. It is designed to serve as a source for immediate solutions to maintenance queries. It provides simple, straightforward methods for solving maintenance problems in a;; areas of facilities management such as engineering laboratory.
