Singapore real estate market is a safe long term bet due to limited land supply and continuously high foreign demand. And due to pandemic and recent Russia_ Ukraine war, stock markets going down and some biggest economy facing recession. Property investment seems like a wise choice to invest in the time of uncertainties. This is because in Singapore, there is the strong rule of law, almost no political unrest, relatively stable currency. Foreign buyers can also own condominium units in their own name with a freehold title. No doubt, that will make foreigners certainly enjoy equal rights compared to Singapore citizens when buying non-landed property. In this report, will present on the Singapore private residential property market and detailed analysis on the gross rental yield, property prices analysis as well as regression model on rental yield vs condominium attributes and amenities and regression model on the price per squared feet gain over the years to see what the important factors had been Regional analysis will be done and break down of top ten condominiums in terms of rental yield and capital gains to give the investor insights and idea on how to invest wisely in Singapore property. The other factors such as government cooling measures, financial crisis, demand and supply, effect of pandemic will be discussed This study involves the 11 years of data from 2012 to 2022 from the Realis website.
