Summary:The motivation for this report has ansen from the observation that more and more people are taking up housing loans to finance their private properties due to the escalating prices of private housing. The increase in demand for housing loans also leads to keener competition among financial institutions. To package their housing loans attractively, financial institutions need to gain a better understanding of their customers' needs and wants for a housing loan package. Therefore the objective of this report is to study customers' preferences and to evaluate whether the financial institutions satisfy the needs and wants of their customers. This would help financial institutions to develop more effective housing loan packages. The study begins with the essential background introducing the housing loan market. This is followed by a more detailed explanation of the housing loan features offered by the eight major players in the housing loan market. To assess customers' preferences and their needs and wants, a survey was carried out. The importance that the customers place on different factors and benefits of a housing loan package is studied. In addition, respondents were asked to rate the customer service of the financial institutions which they had encountered. The survey also explored how customers got to know about their housing loan packages. Lastly, the study examines ways of meeting customers ' needs and wants through a more effective housing loan package. This report provides an overall picture of the housing loan packages offered by the various financial institutions in Singapore and can be served as a source of information so as to increase the amount of published information on this area
