Summary:The property market in S'pore, especially the residential sector, has turned in a sterling performance for the last 2 years, after experiencing a crash in 1986-87. The surge in private property prices has continued to confound buyers and analysts. The objectives of this report are to identify the critical factors affecting the private residential property market in Singapore, and to study the investment prospects in the residential property market. In ·order to gauge market sentiment for the different types of residential property in the secondary market, it is segregated into different sectors: Apartments, Bungalows, Semi-Detached and Terrace, and then into different districts. The price differential between one type of housing and another is then examined. T-tests are also performed. Besides qualitative analysis, regression analysis is also carried out to determine which elements contribute to, and influence market trends. Our study also attempts to trace the ups and downs in the property market in the last 10 years, and to analyse the reasons for the cycles. Finally, it will make a prediction about the prospect of the sector.
