The data were collected from 200 tutors by using questionnaire and from five rental room business owners by interview. This feasibility study focused on four aspects that were marketing feasibility, technical feasibility, management feasibility, and financial feasibility. The project period was 20 years. The marketing feasibility study showed that there currently was high demand in rental room business for tutoring and many teachers from many schools were also interested in conducting tutoring. The factors that affected a decision to rent a room for tutoring were marketing mix, ranging high to low, as follows: 1. Personnel (ranked at the highest level), 2. Process (ranked at the high level), 3. Physical presentation (ranked at the high level), 4. Location (ranked at the high level), 5. Product (ranked at the high level), 6. Price (ranked at the high level), and 7. Marketing promotion (ranked at the low level) The technical feasibility study showed that the building project was feasible on the land of 288 square yards on Thung Hotel Road, Wat Ket Sub-district, Mueng Chiang Mai District. The building was three - stories building and there were three sizes in total of 17 rooms including 13 rooms of 4x6 m2, 3 rooms of 8x6 m2, 1 room of 12x6 m2. There also were facilities to accommodate renters such as teaching suppliers and stationary, rest area or central living space, parking, photocopy service shop, and minimart. The management feasibility study showed that this project was in the form of sole proprietorship. The structures of organization were consisting of the owner as a manager, one of house-keeper and one of security guard. The financial feasibility study showed that the starting investment of this project was 10,887,462 baht. This fund was from two sources which are the owner of 5,887,462 baht and long term debtor of 5,000,000 baht. The project period was 20 years. The weighted average cost of capital was 11.09%. The result of this feasibility study showed that project’s net present value (NPV) was 27,770,832.27 Baht, the internal rate of return (IRR) was 42.5709%, the payback period (PB) was 3 years and 5 months, and the profitability index (PI) was 3.5507.
