Summary: | <p align="justify">Jakarta never stopped to construct office buildings to accommodate the interest of the economic drivers. However, Jakarta has a problem of limited land so that development should be done vertically. A mixeduse building is the latest vertical building solution. The mixed-use building reviewed in this Final Project is Graha Gatsu Building in South Jakarta's business center with office and hotel functions. The scope of this Final Project generally involves the creation of Work Breakdown Structures, planning of construction methods, modeling using Tekla Structures 21.0, work volume calculations, determining productivity-based scheduling, and detailed project cost estimation for preparatory work, ground work, lower structure work, and upper structure work. Work volume calculations are performed using Tekla Structures 21.0 and manual calculations. The determination of duration of work is done based on two factors that are based on the heavy equipment leads and the labor resources leads. Detailed cost estimation were made using two methods: unit price using SNI and Permen PU no. 28 2016 and resource enumeration. The Graha Gatsu project is assumed to be constructed from July 1, 2018 to December 22, 2020 for a total duration of 906 days or 2,5 years. The project cost budget plan is Rp 220.992.998.900,- with a percentage of cost for the preparatory work of 2,551%, ground work 4,001%, lower structure work 22,633%, and structural work on 70,815%. <p align="justify"> <br />
