Summary:House is one of the main needs of people. Along with the increasing number of people in Indonesia, the need for housing is increasing. In an effort to accelerate the construction of residential houses in Indonesia, there are currently prefabricated precast concrete technology for residential vertical house. One application of precast concrete technology for vertical house that has been developed and applied in Indonesia is the Type 24 Modular Vertical House Project at ITB Jatinangor. The use of precast concrete technology is an effort towards industrialization in construction sector. The implementation of vertical house industrialization needs to be supported by applying the principle of Industrialised Building System. This study aims to determine the level of implementation of Industrialised Building System principle in Type 24 Modular Vertical House Project in ITB Jatinangor, to determine industrial capacity of precast concrete in supporting the construction of vertical housing, and to provide recommendations on the development of Industrialised Building Systems especially for vertical housing in Indonesia. The research method used is a combination of qualitative and quantitative methods. Data collection is conducted by interviews and surveys. Based on the results of data processing and analysis, it can be concluded that the overall level of implementation of the Industrialised Building System principle in Type 24 Modular Vertical House Construction Project in ITB Jatinangor is 66.7%, consisting of strategy (83.3%), people (75.0 %), process (56.3%), and enabler (72.2%). The highest level of implementation is in the aspect of strategy, which is 83.3%, consists of corporate leadership and business strategy. The lowest level of implementation is in the process aspect, which is 56.3%, consists of procurement & contract, project management, technology selection, design management & integration, and supply chain management. The addition of the precast concrete plant production capacity of 42.4 million tons / year needs to be done to meet the needs of residential housing by using type 24 vertical house prototype. The highest production capacity of precast concrete plants that needs to be added is in West Indonesia (29.7 million tons / year), followed by Central Indonesia (10.9 million tons / year) and East Indonesia (1.7 million tons / year). The highest level of standardization of precast concrete components for vertical house building is pile component, followed by a medium level wall and floor plate component. While the beam, column and stair components have low level of product standardization. Recommendations for developing precast concrete for vertical housing in Indonesia are the use of types of Design Build contract, standardization of precast concrete components, SKKNI preparation & precast concrete IBS training programs, additional production capacity of precast concrete, and special institutions for IBS that need to function as coordination center between related government institutions.
