Summary: | Rusunawa Cingised Bandung is one of the Bandung government projects that was built to move slum residents who have the status of LIC to multi-storey housing. Then in the coming period, the Bandung city government plans to develop Cingised Rusunawa by adding several towers on the available land. In order to realize the Cingised II Rusunawa project, it is necessary to design good aspects of water resources and construction management. The design of water resources includes the design of regional open drainage channels and analysis of flood plains. While the design of construction management includes quality management work through planning methods of implementing construction and cost management through estimating construction costs. The construction method begins with the work of making temporary roads for the mobilization and demobilization of heavy equipment. Temporary road works are followed by project land clearing work, stakes measurement and installation work, and temporary facility building work during the project. The work continued to work on the retaining wall in the form of a diaphragm wall, followed by soil excavation work, dewatering work, drill foundation work, installation of pile cap for the foundation. Then proceed to the work of the upper structure which is dominated by steel. The upper structure work starts from the work of reinforced concrete slab on the ground floor, base plate installation work, column erection work, beam erection work, and joint works between the upper structural parts. After the upper structure work, the drainage work is then carried out and ends with pavement work. In estimating project costs, estimates are carried out by unit cost analysis and resource enumeration methods. Material prices, wages for workers, and rental of heavy equipment are obtained based on unit prices in West Java. The estimated cost of construction in Rusunawa Cingised II Bandung is Rp. 474,411,819,999, with a percentage of costs of 2.46% for preparatory work, 0.26% for earthworks, 6.52% for lower structural work, 89.75% for upper structural work, 0.71% for road pavement work, and 0.3% for drainage work. |
