Based on company data it is known that the dominant cause of the cost overrun of construction projects carried out by the company is design changes, addition scope of work, specification changes, and calculation errors. The contribution of the causes above is varies for each project. This shows the gap between the assumptions in the planning phase and reality in the implementation phase. Integrated Project Delivery (IPD) is a project delivery system that promises solutions that can bridge the gap between the planning phase and the implementation phase, by integrating the owner, engineer, and contractor involved in the project and involving it from the initial of planning phase. Collaboration between the parties in contributing at the planning phase according to their knowladge and experience will be the advantages offered by this system. This IPD principle is expected to solve the above problems. For this reason, it is important to know how much potential this IPD principles can be apply to Wika Realty. To find out about this, a survey was conducted to the head office management and unit management of PT Wika Realty about the level of importance and the level of implementation of the principles of IPD in the process of developing high rise building that Wika Realty build. The proposed model used for survey is a characteristics of IPD that consist of 16 characteristic taken from 6 main aspects, namely team aspects, process aspects, risk aspects, compensation aspects, communication aspects, and agreement aspects. The results of the survey were then analyzed to determine whether there were differences in responses received from the results of the questionnaire received. The results of the analysis showed that Wika Realty's management assessed the application of all aspects of IPD as important to be carried out with a high level of implementation. This is an opportunity for Wika Realty to improve the construction process of high rise building that is currently running. As an implication of the application of the results of this research, there are things that need to be changed or adjusted. These implications are grouped in legal aspects, financial aspects, cultural aspects, and technological aspects. text |
