The development of vertical housing or apartments in big cities is now increasingly needed as one of the solution to facing backlogs or the need for habitable housing. Meanwhile, characteristic differences of apartments and landed houses creates different occupants preferences. Preferences of living can include trends, liking, and choices that are considered by users for living in a residential environment. A residential system based on preferences will have a good impact on the sustainability of occupant’s life in the dwelling. The construction of apartments that continue to run massively also encourages the need to build quickly and efficiently. This issue can be supported by the increasingly advanced role of industrialization, especially in the use of building technology. One of the solution for fast construction is modular residential system, which includes variation of certain modules in a residential system and built in bulk. Modular system can be applied through prefabricated technology that has begun to develop in Indonesia. In designing this system, user preferences need to be a priority because it’s often ignored in order to achieve high time efficiency. Case studies taken in this design is middle class apartment in Bandung. The analysis will be done through revealed preference method, which is obtained through apartment data that had been absorbed by consumers in Bandung. These data are reflected from market price as dependent variables and data from residential unit, building, and apartment facilities in Bandung as independent variables. Stated preference which excavated from prospective residents will be used as a complement. The result of preference analysis will be an important consideration for the analysis of prefabricated modular system. Apartment elements such as building mass, unit types, room dimension, non-unit facilities, and open space are variables that will be integrated with the standard prefabricated modules to create an efficient and user preference based modular residential system.
