Summary: | The Terrace is an architectural design project which is yet to be realized. To start building the project, it needs a detailed planning such as technical drawing and construction management plan. The writer is motivated to design a construction management plan that consist of deciding construction methods, scheduling, and estimating the detailed construction cost of this project. Hence, this writing could be used as reference when the project is decided to be built in the future.
The first step to conduct this thesis is by collecting related information regarding the project. Then, it continues to determine work breakdown structure and construction methods. The construction methods are designed for preparation work, drainage system, substructure, dan superstructure. For superstructure, the works will be done in parallel for three separate zones, each in basement, podium, and tower. The next step is calculating volume of works through technical drawings. Then, it proceeds to determine the relationship between tasks and productivity of team resources, which consist of workers and equipment, to create a schedule for the project. The schedule is arranged by using “satu tim satu zona / one team for one work zone” concept and Microsoft Project 2013 software is introduced to help generating the schedule. According to the generated schedule, the project starts at 3rd of August 2020 and will end in 14th of August 2023(904 calendar days). This duration is chosen after 8th iterations on resources diagram in order to get relatively less fluctuating number of resources. Next, Detailed cost estimation of the projects is calculated through unit cost analysist, for standardized works, and resource enumeration, for non-standardized works. The estimated detailed cost of the project is Rp178.216.733.657 for total area of 31,216.5 m2 (Rp5,709,060/m2). The detailed cost estimation incorporates direct cost (85%) and indirect cost (15%). The direct cost is dominated by superstructure work (67.7%). The detailed cost estimation is higher than conceptual cost estimation by 14.58%. This deviation is caused by the difference in the function of the buildings and the substructure that is being used in The Terrace. The last step is modelling a S-curve of the project which has fulfilled the requirement of ideal S-curve.
