In choosing a residential location, prospective residents have preferences as a
consideration. One of them is millennials which is the biggest generation in Indonesia.
Preference is one of the factors that influence ownership. However, the phenomenon
of urbanization encourages development in addition to housing construction which
converts land into productive land to support population activities. This will become
a problem in issues such as increase land prices and limited land to build housing.
Thus, the mismatch between preferences and existing housing conditions will have an
impact to unfulfilled housing ownership for residents. Preference is because it is one
of the factors forming ownership, this research aimed at explaining the suitability
between these preferences and the residential property characteristics in DKI Jakarta.
This study using web-scraping and questionnaires as data collection methods. From
the web-scraping, 143,446 property data for apartments and landed houses in DKI
Jakarta were obtained from the property marketplace. Meanwhile, based on the results
of questionnaire data aimed at millennials, there were 369 respondents who were filled
in and included in the millennial generation group. From 369 respondents, there were
103 respondents who included to the middle-class group. The analysis method used
for this research is quantitative descriptive analysis, Kendall's tau b, and buffer. The
location, cost, and physical attributes are very much influence millennial’s
preferences. These attributes will form the preferences and are used to identify their
suitability with residential properties in DKI Jakarta. After juxtaposing the
preferences and attributes of housing, it is known that the physical attributes of
available apartments and landed houses in DKI Jakarta do not match the preferences
of the middle-class millennial. However, the location and cost attributes were in
accordance with their preferences. Therefore, as a whole, it can be seen that
residential preferences are in accordance with residential properties in DKI Jakarta,
so that the housing needs of the middle-class millennial generation can be fullfilled. |
