Summary:Urban Heights Residences Apartment is located in the middle of BSD, South Tangerang. The appeal of South Tanggerang for the development of the property business is considered very promising because the prospects are considered very attractive with prices tend to be cheaper, but have very supportive facilities and infrastructure. However, determining the function of the building and the location of the building is located has a crucial role in determining the interest of prospective buyers in the property business. Through this study, the authors analyzed variables in the Urban Heights Residences Apartment project. In determining the construction of such apartments, the author pays attention to several points namely market problems, competitors. market position, unit segmentation, buyer profile, price, potential development and financial simulation aimed at obtaining a better viewpoint in the hope of obtaining property development objectives, Investment Rate of Return, and positive NPV value.
