To increased economic growth through construction projects, the Indonesian government is accelerating to accelerate the implementation of construction projects while still paying attention to controlling costs, time, quality, and accompanying project administration, so that government regulations and the role of construction management consultants are needed to fulfill them. PT. Bina Karya (Persero), as a construction management consultant (CM), is facing an issue in its business processes, where according to government regulations, the assignment of a construction management consultant (CM) is directly proportional to the construction implementation. The delay in project completion results in an increase in the time of assignment of a construction management consultant (CM) on a construction project; the impact is that the consultant's operational costs also increase. It is reflected in the projects controlled and supervised by PT. Bina Karya (Persero), with the many delays in completing these projects, the gap between the company's planned operational cost targets and the actual operational costs is getting bigger, resulting in a reduction in profits and even losses in recent years. The research was conducted by analyzing a current project at PT. Bina Karya (Persero) take place at the Building Division unit, starting with a qualitative and quantitative approach with interviews with the parties involved, questionnaires and observations on the ABC Tower project, and analyzing project conditions using a project schedule management approach with determining the scope and activities using WBS and RBS, determine the sequence of work and the estimated duration of implementation using Gantt-charts, analysis of schedule development using CPM, determination of implementation schedules using S-Curve, analysis of the role of construction management consultants (CM) in the ABC Tower project and comparative analysis with other similar projects. The analysis results are used as the basis for determining undesirable conditions (UDEs) so that by using CRT, the root cause of the problem can be found. Based on the research conducted, two root causes cause delays in the completion of the ABC Tower project, including; (1) at the construction planning stage, that is project schedule that is not comprehensive, (2) at the construction implementation stage, that is the control and supervision of the agreed schedule does not go well. As the conclusion of the research, several solutions are given to the above problems, and AHP calculations are based on a questionnaire to the party who will be the executor of the solution; Team Leader, Estimator, and QC Personnel in PT. Bina Karya (Persero), then the best solution is determined for each problem. The chosen solution is; (1) The CCPM method in collaboration with the BIM digital-based method is used for comprehensive project scheduling planning, (2) Periodic control system by placing special personnel as time-keepers and controlling project implementation performance. text
