PT XYZ was founded on August 12, 1981. PT XYZ is a subsidiary of national fertilizer company and engaged in the provision of EPC (Engineering, Procurement, Construction) services. During the last three years(2018 – 2020), the company has experienced a decline in project performance as indicated by the Schedule Performance Index (SPI) and Cost Performance Index (CPI). In 2020 the company got a lowest SPI score of 0.92 (normal value should be above 1) and a CPI score of 0.97 (normal value above 1) which indicates there is a time delay in terms of schedule and cost overruns on projects handled by PT XYZ. The research begins with an assessment of the project management knowledge area at PT XYZ based on the Project Management Body of Knowledge (PMBOK) methodology published by the Project Management Institute, then author uses the Current Reality Tree to identify the root causes of problems. The root of the problems will be used to formulate business solutions that will be provided as a result of this investigation. The material was gathered through interviews, analysis, and observation. From the results of collecting information through interviews, analysis and observation. The author decided to create a business solution designed to increase SPI and CPI at PT XYZ which can then have an impact on the level of capability and productivity of the company in accepting the accepted project, increasing efficiency which will certainly bring profit for the company.
