Summary: | PT Bina Griya Sarana is a private company founded on August 26, 2004. This
company is engaged in the real estate sector and focuses on constructing subsidized
housing around Cileungsi, Bogor Regency. In the last 2 (two) years, the number of
housing units sold by the company has decreased significantly. After exploring
more deeply, it was found that the existing business processes of PT Bina Griya
Saran could have been more effective because many redundant and manual
activities hampered the housing construction process and the less detailed Standard
Operating Procedures (SOP). Therefore, this research was conducted to design
proposals for improving the business process for the construction of subsidized
housing so that the construction of subsidized housing at PT Bina Griya Sarana
becomes more effective compared to the existing process.
The existing business process is mapped using the Process Classification
Framework (PCF) and Cross Functional Flowchart (CFF) method. The Business
Process Improvement (BPI) method is used to fix problems that occur in the existing
business processes. The BPI method can improve existing business processes
effectiveness, efficiency, and adaptability. The BPI method is applied to priority
business processes which are determined based on 4 (four) criteria, namely impact,
implementation, current state, and value, using the Analytical Hierarchical Process
(AHP) and Weighted Sum Model (WSM) methods to produce 4 (four) business
processes level 2 which is prioritized for improvement. The prioritized business
processes are conducting a preliminary project study, archiving project documents,
developing a marketing strategy, and providing services for ordering housing units.
Priority business processes are evaluated using the Value Added Analysis (VAA)
method, which can categorize an activity according to the type of added value
generated by that activity. Based on the results of the VAA, 7 (seven) activities do
not generate added value in the priority business process. Activities that do not
generate added value will be streamlined to make business processes more effective
and efficient. The proposed improvements obtained from this research are the
implementation of several technologies to automate activities that fall into the Non-
Value Added (NVA) category, such as the use of Optical Character Recognition
(OCR) technology, preparation of online forms for ordering housing units. as well
as error proofing techniques for calculation and writing processes. Then, the
proposed business process is created using PCF based on the results of the
streamlining that has been done.
