Summary: | Transit Oriented Development is a highly developed concept to be applied in
various cities in the world today. As in DKI Jakarta, with the plan to develop the
MRT Jakarta East-West (EW) Line Phase 1, TOD development is also planned in
it. The application of TOD in DKI Jakarta is certainly not free from various
problems and challenges, so optimal TOD planning is highly expected.
Quantitative TOD measurement is one method for understanding the TOD level of
areas that have been built and will be planned as TOD areas. By using the ThreeValues (3V) Framework method developed by Salat & Ollivier (2017) and the
method of identifying categories of station development types developed by
Hasoloan (2018), this research tries to identify the potential for TOD development
in the MRT Jakarta Lin TB Phase 1 plan based on TOD level measurement of the
station and its area. In this research, the subindexes used to measure node value,
place value, and market potential value were reformulated based on a review of
previous studies, a review of regulatory documents, and adjustments to data
availability. There are two goals that are attempted to be achieved in this
research, namely identifying TOD level measurement results from station areas
and identifying categories of TOD development types for stations and areas based
on the TOD level measurement results. As a result, the potential for TOD
development in the MRT Jakarta EW Line Phase 1 plan needs to be adjusted
based on the station typology resulting from the 3V analysis and on the results of
the analysis of the categories of station development types |
