Summary: | This thesis employs a comprehensive examination of Indonesia's real estate market,
amid quickly intensifying urbanisation within the world's fourth-most populous
nation. An in-depth qualitative examination uncovers the omnipresent housing
shortage, and the impediments faced by developers due to rising land prices,
regulatory changes, and influences of the Covid-19 pandemic. Simultaneously, the
study observes the strategic steps deployed by both the government and private
stakeholders to stabilise the market and the emergence of innovative adaptations
sparked by technological disruptions.
This study zeroes in on PT Trifecta Adi Perkasa, a medium-sized enterprise,
portraying the prototypical challenges and strategic maneuvers in this rapidly
changing environment. Using tools like scenario planning, an investigation into the
primary business concerns is conducted. A framework for understanding the
uncertainties, identifying driving forces, determining potential scenarios for the
forthcoming five years, and the implications therein, is presented.
The thesis ultimately pronounces the benefits of a methodical predictive strategy in
navigating a complex and volatile industry landscape. Through continual evaluation
of varied scenarios and strategic adjustments, it posits businesses to adapt, evolve,
and ultimately thrive in the face of uncertainties. By scrutinizing the resultant
implications, the research anticipates that enterprises can foster a path for continued
progression and competitive success within the Indonesian real estate development
industry.
