Previous research shows that costs in the building operational phase are the main contributor to determining the amount of building life cycle costs. Currently, most of the Building Information Modeling (BIM) is used in the design and engineering phase for large projects. The implementation of BIM in the operation and maintenance phase is still being developed. However, it is reported that currently, contractors in Indonesia have begun to adopt the application of BIM 7D on their projects, although the number is still minimal. This research is aimed at analyzing the extent of the implementation of BIM 7D in one of the case study projects by referring to several standards and literature on the implementation of BIM 7D so that it can be used as a lesson for more effective use of BIM 7D in the future. The project under review is the Mandiri Wijayakusuma Tower Development project, Jakarta. Data collection on BIM 7D implementation was carried out using the interview method with one of the BIM project teams, namely the contractor. The implementation results obtained will be analyzed for their suitability to the ideal implementation of BIM 7D which is formulated based on several international and national standards as well as related research literature. From the literature results, 13 BIM implementation review factors were identified which include technical, organizational, process and legal factors. Analysis of the case study resulted that 4 factors were not implemented appropriately and needed improvement, 8 factors were appropriate, and there was 1 factor whose implementation was unknown. Furthermore, this research found that the problem with implementing BIM 7D on the Mandiri Wijayakusuma tower project was based on the service user not having planned the implementation of BIM up to 7D from the initial phase. This could be because BIM-based facility management are not considered a necessity in the business processes of service users. Increasing understanding of ownerneeds to be carried out through outreach or training related to the importance of facility management planning and the benefits that BIM 7D can provide to service users. With the understanding related to BIM 7D, it is hoped that the implementation of BIM-based facility management can be initiated by ownerand also the involvement of ownerin the process will be greater so that the benefits felt will be more effective. text |
