Summary: | This research is the application of the implementation of the Land
Development Analysis (LDA) is part of Land development Approach that
includes a subset of the income approach use of analysis is justified if doing an
assessment of soil that is difficult to obtain a reasonable comparison data on the
area, so that the application of LDA can be justified in the assessment. The
purpose of this study was to determine the indicative market value on vacant land
and estimated the opportunity lost for the land owners and the Government of the
city of Semarang, the land located in the gardens of boarding school, boarding
school, District Administrative Mijen, Semarang, Central Java province. This
research was conducted on an empty Land owned by PT Karyadeka Lestari Alam
with an area of 98.499 m2. In this study, the data analysis undertaken consist of
primary data and secondary data. Primary Data include data on the housing
market and spending put forward as an alternative to the use of, obtained with the
form of structured interviews and internet access while the physical data including
size, shape, topography, site utilities and others obtained through direct
investigation. The secondary Data were obtained from the owner of the land, the
Central Bureau of statistics, and some organizations in the area of Government of
the city of Semarang.
Upon results of the analysis of Land Development Analysis (LDA)
committed against the alternative land development and housing a simple luxury,
medium and then summed up the highest and best use of the land are residential
medium Rp10.738.306.216,00 or fare (Rp109.000,00 for per square meter). Based
on reconciliation with the approach of the market value of the land being
estimated then at Rp106.000,00 fare square meter. The LDA method is an
appropriate analysis tool in determining the estimated market value of the land, if
the land is not land/data comparable and reasonable comparison. Conclusions in
this study land Owners and the Government of the city of Semarang if land is left
blank or left abandoned (idle) will lose the income opportunity (opportunity lost)
which is amounting to Rp414.844.900,00 entrance, by the landowner, and there is
an opportunity lost for Governments of tax revenue amounting to
Rp162.874.000,00 the Government needs to be an intruction against the owners of
vacant land-owners to be developed or utilized to benefit economic from the
ground/land. |
