This action research aspired to address the concern on rent collection experience of Apartment X from its delinquent tenants. The tenants delinquency in payment of rent for 90 days resulted to high receivables of the business. Late payments of tenants were caused by individual circumstances of the lessees however, it remained a burden of the management on how to possibly improve its collection system. The said delinquency has caused the business inconvenience and existing management practices are started to be questioned. In order to resolve the challenges encountered by Apartment X, the three types of inquiries (first, second and third-person) were used, as well as the collaboration among different persons within the organization. It was then found out that the current rent collection rules and regulations were not strictly enforced by the management, and that there was a lack of proper communication among tenants for the necessary follow ups. Through the use of ADKAR framework model on this action research, both the researcher and the collaborators were able to assess the need of individual change in order to create an impact on the organizational change. According to the framework, change happens first at an individual level, and this change journeys throughout the organization.
