Industrial park investment projects are usually capital intensive and "high risk business". They always involve many factors, such as the economics of a country, which are not controllable by the developer. Singapore has been a very successful ground for industrial park development through its Jurong Town Corporation. However for overseas investment, there are more risks involved. In this dissertation, a study on all the criteria involved is being presented. A case study of setting up an industrial park in the Republic of Philippines was used to elaborate on the financial modeling and other investment criteria.
