STUDY OF CONTRACTORâS POTENTIAL TO IMPLEMENT TAKT PRODUCTION (CASE STUDY OF 2 BUILDING PROJECTS)
Takt production is a construction project management method that applies takt time in its production system. In several countries, takt production has shown benefits related to project efficiency through which workflow balancing is applied to minimize waste, especially waiting time. However, in I...

In several countries, takt production has shown benefits related to project efficiency through which workflow balancing is applied to minimize waste, especially waiting time. However, in Indonesia, the preliminary study resulted that contractors are still unfamiliar with the term takt time, takt time research on construction is still scarce, and it still needs to be discovered whether contractors have the potential to implement it. This study aims to determine the contractor's compliance with the principles related to takt production and the contractor's potential to implement takt production. Case-study approach was conducted on two building projects constructed by two state-owned contractors to discover the current construction practice. The data was collected through in-depth interviews, observation, and documentation studies, and the interviewees were site managers (engineering & operation), scheduler, and logistics. The principle compliance assessment is based on principles in Toyota way's for lean construction, while the potential assessment is based on stages in the takt production. The results demonstrate that both contractors have a high potential to implement takt production. However, the practices used are still to fulfill the technical requirement and not toward the takt production process yet. Contractor B’s practice has a higher potential to implement takt production in which the collaborative pull planning method (lean implementation) is used in its construction process, compared to Contractor A's practice which is still centralized (push). Although the two contractors have high potential, current practices also have the potential to cause production waste. Moreover, takt production parameters are still a challenge to determine. This research contributes to the development of takt production research in Indonesia regarding the precondition and the potential benefit obtained when implementing takt production. Recommendations to implement are also provided to the two contractors. text |
