Summary:Purpose. The purpose of this Action research paper is to elaborate and emphasize on a new approach to pipeline-building for the Philippine food service industry, in the context of a multi- national company. Design. This action research is based on the Action research Cycle Design by Coghlan and Brannick (2014). This research went through two (2) cycles of construction, planning action, taking action, and evaluating action. All studies, discussion and analyses were collaboratively conducted. Findings. This action research yielded valuable insights and information which challenged the traditional and internal-centric approach to pipeline-building in order to achieve the desired outcome. The thinking process, learnings and realizations through the two (2) cycles were also discussed in the paper. Value. This action research paper provides a new perspective to organizations who desire to attain a sustainable competitive advantage in terms of corporate real estate strategies in the Philippine food service industry. Research limitations. This action research is limited to the current environment in Cebu and the current corporate real estate strategies implemented by Golden Arches Development Corporation (GADC). Internal stakeholders pertain to GADC management and the Real Estate Department while external stakeholders only focuses on brokers.
